📐 PlanStudio

📣 What this app will do for you

This app will let you draw a single-level residential floor plan on your own computer and turn that same model into traceable material quantities and a priced estimate: rooms derived from your walls on a clear-interior-faces basis, openings deducted per finish face, waste and package rounding applied in the open, and unpriced lines flagged with totals marked partial — exported as a scaled A3 PDF sheet (stated 1:50), CSV/XLSX, and a DXF subset. Heads up: the download is the Linux AppImage (version 0.1.0) — there is no Windows or macOS build yet, and this purchase does not include one. It draws straight orthogonal walls on one level only (no curved walls, roofs or multi-level editing), imports LINE-entity DXF only (no DWG), and performs no structural calculations or code/permit checks; the supplied pricebook prices are examples, not market prices. The optional AI runs on your own key and can only propose labels and finishes — never numbers. Have a qualified professional review plans before construction. Backed by a 7-day money-back guarantee.

A residential drawing and estimating assistant for Linux. Draw a single-level floor plan — walls with explicit thickness and height, doors and windows hosted on walls — and PlanStudio derives the rooms, measures everything on a stated clear-interior-faces basis, and turns the same model into material quantities and a priced estimate that you can trace back to the objects they came from. Drawing, measuring, estimating, saving and exporting all work offline.

What it does

  • Plan editor. Orthogonal walls with explicit thickness and height, rectangular doors/windows hosted on walls, snapping, dimension entry in mm, cm, m or feet/inches, drag-to-move walls, a measure tool, pan/zoom, undo/redo, and autosave with recovery.
  • Rooms derived from your walls. A partition shared by two rooms is one physical wall with two finish faces. All dimensions use the clear-interior-faces basis, stated in the app and on exports. Incomplete geometry is reported as unresolved — never dressed up as a precise zero.
  • Deterministic takeoff. Floor/ceiling areas, perimeters, and gross and net wall finish with openings deducted per face — every number linked to its source objects, its formula, and the project revision.
  • Estimates you can audit. An editable local pricebook (package / per-m² / per-item / per-hour, with explicit conversions), waste rules per surface, package rounding applied only after waste, surplus reported separately, and materials, labor, allowances, markup and tax kept apart. Unpriced lines are flagged and totals are marked partial. Money is integer cents.
  • DXF subset and calibrated references. Import LINE-entity DXF: walls and door/window openings become editable, other layers stay as non-editable reference lines, and an import report counts everything omitted. Import a scan or photo and calibrate it against a known distance you confirm, verified with a second measurement — quantities are never read from uncalibrated references. PlanStudio's own geometry round-trips through DXF export.
  • Outputs. A scaled PDF sheet (A3, stated scale 1:50, with scale bar, schedules, revision and measurement basis), CSV and XLSX estimate exports with unit columns and partial-total flags, revision snapshots with comparison (changed objects plus quantity and cost deltas), and native project files protected by SHA-256 integrity checks — a corrupted file is refused, never silently loaded.
  • Optional AI on your own key. The AI may only propose labels, finishes and explanations through a strict schema with no numeric fields; you review its assumptions and apply or discard. Full manual mode needs no key at all.

⚠️ Read before you buy — requirements and limits

  • The download is the Linux AppImage, version 0.1.0 (~115 MB), built and verified on Linux x86_64. It needs a Linux desktop.
  • No Windows or macOS installer is included in this purchase. Windows and Mac builds are unverified — packaging scripts exist, but they have never produced a tested build — so PlanStudio does not run on Windows or Mac today, and we'd rather say that plainly than sell you a download you can't use.
  • Single level, straight walls only. No curved walls, no multi-level editing, and no roofs in this release.
  • DXF support is a subset. LINE entities only: arcs, circles and other entity types are counted in the import report as omitted, and non-orthogonal lines are skipped with a warning. DWG is not supported, there is no PDF vector import, and there is no BIM/IFC export.
  • No structural calculations and no code or permit checking. PlanStudio does not claim building-code compliance, tax applicability, or permit-ready status.
  • The supplied pricebook prices are examples, labeled as such in the app — they are not market prices. Enter your own prices for an estimate you can rely on.
  • Not a substitute for a licensed architect or engineer. Have a qualified professional review any plan before construction, permitting, or ordering materials.
  • AI features run on your own API key and your own billing; the $19.99 buys this software only — no AI account, credits, or subscription are included.

If any of the above is a deal-breaker for you, PlanStudio isn't for you yet — and we'd rather tell you now than after checkout.
